See how a complete, RRA 2025-compliant document pack compares to solicitors, membership bodies, online templates, and going it alone.
The Renters' Rights Act 2025 introduced sweeping changes to how residential tenancies work in England. Fixed-term tenancies have been replaced by periodic tenancies, new grounds for possession have been added to Section 8, and landlords now face stricter requirements for prescribed information, gas and electrical safety documentation, and the How to Rent guide.
Using documents that haven't been updated for the RRA 2025 can leave you unable to regain possession of your property, expose you to fines of up to £30,000, or mean your tenancy agreement contains clauses that are no longer enforceable. A quick compliance check can tell you whether your existing documents are up to date — but if they're not, you'll need a reliable replacement.
Below we compare the most common ways landlords obtain tenancy documents, so you can make an informed choice.

Under the RRA 2025, serving a Section 21 notice is no longer possible. If your tenancy agreement still references Section 21, or if your Section 8 notices use the old prescribed form, a tribunal is likely to dismiss your possession claim. That could mean months of delay, thousands in lost rent, and additional legal costs to start the process again with compliant paperwork.
Outdated deposit prescribed information can also prevent you from seeking possession. The RRA 2025 requires specific wording about the new periodic tenancy regime and updated references to dispute resolution. If your prescribed information doesn't include these, your tenant could successfully challenge any possession proceedings.
Free templates and even some paid services have not yet been updated for these changes. A solicitor will eventually catch up, but at a cost of £300–800+ and a wait of one to two weeks — time you may not have if a tenancy is about to begin.
TenancyPack is designed for private landlords and small portfolio landlords who want to stay compliant without paying solicitor fees every time they take on a new tenant. If you manage one to ten properties and want all your documents generated, pre-filled, and ready to use in minutes, TenancyPack is the most cost-effective option available.
It's also ideal if you're setting up a tenancy at short notice. Rather than waiting days or weeks for a solicitor, you can generate your complete pack immediately after filling in your property and tenant details.
If you have a complex commercial arrangement, multiple HMO licences, or need bespoke legal advice beyond standard residential tenancy documentation, a solicitor may be more appropriate. For the vast majority of standard assured tenancies in England, TenancyPack covers everything you need.
