The Renters' Rights Act abolishes fixed-term assured shorthold tenancies. Every new tenancy granted after 1 May 2026 must be periodic — and every existing AST automatically converts to periodic on that date.
While you don't legally need to issue a new agreement for existing tenancies, starting with a clean periodic tenancy agreement avoids confusion from void clauses in your old AST (fixed terms, contractual rent reviews, advance rent provisions).
For new tenancies, you need an agreement that's built for the periodic regime from scratch. Our agreement covers all 10 key sections including rent, deposit protection, tenant and landlord obligations, pets, and ending the tenancy — all aligned to the RRA 2025 and the Housing Act 1988 as amended.
